Quite often, a client will have a strong sense of the building they want to construct, be it a house or an addition, units, commercial or industrial building and will have a feel for the

layout or appearance and want to be actively involved in the design and selection stages. They may have no experience in how to progress their dream into reality. 

Once a deposit has been paid to engage our services, we act on your behalf to transfer your dreams, thoughts and requirements into professional relevant quality documentation.

We are familiar not only with design principles, construction techniques and relevant building codes, but also the Development Plan for each Council. 

Utilising over 30 years of experience and knowledge, we can help our clients make substantial savings in time and costs, by providing reliable correct advice and service and providing high quality documentation relevant to our clients project. As any builder will acknowledge, many onsite issues can be resolved by using quality documentation that clearly shows the relevant information required for the specific build.

It is far cheaper to identify and resolve any potential issues on paper, than it is on site with the Builder and the trades waiting to resolve any issues.

Quality documentation will result in faster approval times with Council for Planning Consent and the Private Certifier for Building Approval, with fair and accurate quotes from the Builder and/or the building trades.


 We also act on your behalf when making development applications to build or for 'change of use' involving planning applications that do not require building approval. While anyone can make an application to Council for a building project or 'change of use', the Council Planning Officers will assess the application on its merits and how it complies with the Development Plan for that particular Council. The closer the application complies to the Development Plan, the more likely the application will be approved. Council provide advice to the public and have fact sheets available to help with the application, but Council will advise in most situations, to seek professional help in preparing the documentation. When making planning or building applications to Council, there are specific sequences or stages to be followed and all relevant documentation must be provided so that the application process does not get held up in Council while Planners are waiting for clarification or additional information, or the necessary documentation wasnt supplied. We are familiar with the processes and requirements and provide the required documentation on your behalf, freeing you of the possible frustrations of the approval process. In addition to Planning documentation, we provide the technical working drawings and specifications for building approval.

This documentation generally requires input from other consultants, for example an Engineer for the footing design and/or roof beam design, surveyors for levels or boundary identification, timber suppliers for roof truss design, energy assessors for the energy assessment, the Construction Industry Training Board for the payment of the CITB levy

(required for all developments with construction costs in excess of $15,000) and private certifiers for the building approval. We liaise with the consultants arranging for quotes for their services, the exchange of documentation and general involvement as required on your behalf.

The consultants quotes are passed onto the client for approval and the final account is also forwarded to the client for direct payment to ensure no doubling up or topping up of fees.
